People

Ali Gidfar // President, Pace Development LLC

Ali began his career as an architect in New York City at the office of I.M.Pei and partners, where he worked on the Bank of China in Hong Kong, The Holocaust Memorial Museum in Washington D.C., as well as the San Francisco Main Library, among others. These Pei years instilled a deep appreciation of the science of building constructability and detailing for both technical and visual excellence. Returning to Colorado in 1993, he continued his involvement with prominent projects around the world and the US, including the Inchon International airport in Seoul, Tokyo Midtown in Tokyo, and the renovation and expansion of Queens Center in New York City.

He moved on to the Mills Corporation, a major development company, where he oversaw the ongoing renovation of 600,000 square feet of the Del Amo fashion center in Los Angeles. Ali has collaborated in the design of multiple multifamily projects, and developed a keen interest in the creation of public and private spaces that foster quality personal living in tandem with community spaces that encourage interpersonal interaction that strengthen community bonds. These large projects brought with them planning and design experience that has been instrumental in completing smaller buildings, including the Valdez Perry Branch library for the City of Denver. Ali has transferred that expertise into the development of multiple private residences in Colorado. Ali attended CU Boulder, where he received a Business degree, followed by a Master of Architecture degree in 1985 from the University of Texas at Austin.

Aaron Nelson // C.F.O., Pace Development LLC

Aaron’s real estate experience includes the repositioning and subsequent management of property in Lower Downtown Denver. This dual role early in his career provided him with experience as both a developer and a long term operator. During this time, Aaron’s focus was on sustainable properties that successfully achieved LEED, Energy Start and Green Communities certifications.

Subsequently, Aaron earned a Finance MBA and worked as an investment and commercial banker. His real estate work during this time included office, multifamily, senior living and hospitality projects worth over $400 million dollars. In these roles, Aaron’s focus has been on financial modeling and analysis, investor relations, and the raising of debt and equity to develop or acquire projects.

Aaron first worked together with Ali in 2011 on a 4.2 acre development of 73 units across 6 new buildings. With theMark on Pearl, Aaron is excited to again team with Ali and deliver a superior redevelopment that contributes to the Boulder community.

Jeff Crawford // Crawford Development Services, LLC

Jeff has been hired as the owner’s representative for the project. In this position, he serves as the eyes and ears of Pace Development and its investors. He is responsible for a scope of services centered on project management, coordination, oversight, and monitoring during the design, procurement, and construction phases of a project. He works with the general contractor to review the construction schedule for efficiency and monitors its progress. Jeff is constantly on watch for issues that can create a risk or liability to could affect the owner and investors.

Jeff offers additional professional services such as: site and market analysis, financial modeling and investment return projects, contract management, and assists the owner’s accountants with auditing the final project billing.

During the course of the development, he will report on the status of the project by providing quarterly investor reports and buyer updates.

Jeff’s career path began while working with real estate developers in Atlanta as a financial analyst and a project manager. Most projects were 48 to 275-unit multi-family apartments and were scattered from the Carolinas, Georgia, Alabama, Florida and Texas. He was lured away from real estate in the late 90s to enter the rapidly growing deregulated energy markets. For the next seventeen years, Jeff worked in trading commodities for investor-owned utilities, wholesale energy merchants, and a global commodity broker.

Jeff’s academic background includes Bachelor’s degree in Housing/Real Estate Development from the University of Georgia and a Master’s degree in Global Energy Management from the University of Colorado, Denver.
